I am 100% sure that it is a fake one compiled from the seperated tracks from the game.

Yeah, pretty easy to make yourself.  The individual tracks for the song were all ripped out of Rock Band and put out on the web, easily combinable. 

So it's final, not demo.  And not that rare either.
