I couldn't fathom living with a roomate again.  My best friend and I lived together for a year and a half and it was great until he got a steady gf and she moved in.  I hated the fact that she just moved herself in and it kinda put a damper on that situation.  I was happy for him and all, but it's very disrespectful to move her right in without discussing it and then she's there 24/7.  I come home from work and there's this chick who I didn't get along with because she was whiney and she's plopped on my recliner and watching my TV everyday because she doesn't have a job.  I bring a girl I'm seeing home and have to explain why there's this lazy lump of crap loitering in my living room.  It was fucking hilarious too, she wouldn't clean or anything, she literally just sat around all day watching Judge Judy and shit.  His own personal Peg Bundy.  I kicked them both out after about a month.  I'm too old for a roomy now though.
With the sex shit, I wouldn't have dare let someone disrespect my property like that.  That chick would have been out.

I'd go over the terms of the lease if you want to get this girl out of the house.  She didn't clean up her mess on the couch... you tell her to clean up, no excuses.  You can't pussyfoot around with someone who's already shown how disrespectful she is to the other people she's living with.
I had two roommates in college that I didn't get along with (freshman and sophomore years).  my freshman year roommate was a tree-hugging, granola eating vegan hippy who constantly got in my face about eating meat.  Granted me had other issues, such as I didn't want to have sex with her (girl-girl action's never been my thing).  My sophomore year roommate was a selfish bitch who used to wake me up in the middle of the night EVERY night by going to the kitchen to eat, would talk on the phone, use her hair dryer or any other loud appliance while I was trying to sleep.  She would eat my food, borrow my CDs and scratch them up, she'd talk to my boyfriend on the phone when he called for me, and a few hundred other things that made me hate her.  That year I stayed with my boyfriend at his frat house as much as I could so I could get away from her.  Unfortunately, I just had to take it since it was college and I had no where else to live. 
You have to be diplomat without becoming a doormat.
